    Is Home Staging cost effective?

    A:
    The investment in staging a home maximizes the homeowner’s potential profit.  The first  5% reduction in price on a non-staged home listed for $250,000 would result in a loss of profit of $12,500.  By showing a Staged home and realizing a 5% increase over the projected $250,000 listing price the seller could realize an additional $12,500 in potential profit.

    Does Home Staging Work?

    A:

    While there are no guarantees, statistics show that an ASP (Accredited Staging Professional) Staged home can generate additional buyer interest, maximize the selling price of the home and/or selling it in the least amount of time.  A 2004-05 survey of 200 homes staged and non-staged showed:

    1. a 6.9% increase in the average sale price

    2. a 50% difference in time the house stayed on the market.

Once you decide to go forward, you’ll receive a detailed plan and lots of support in preparing your home for potential buyers.

    What are the typical costs associated with home staging?

    A:

    The Consultation will provide you with the game plan for successfully preparing your house for the market.  Consultations run from $350 to $550, based on the size of the home and the amount of time involved in creating the plan.  Beyond that, we can do as little or as much as you want.  You’ll be provided with a bid for the things you’d like us to accomplish.  You’ll be in communication with your Omni Home Staging professional to achieve the desired effect on your home and meet your time deadline for marketing your home.

    Why should I sell a Staged Home?

    A:

    Because a Staged home will look better than competing homes for sale

    1. Staged homes are recognized by other real estate agents as properties ready to sell.  They will be more likely to show your home to potential buyers.

    Q: Why should I stage my beautifully decorated home for the purpose of selling?
    A: Staging your home and decorating your home are very different. The beautiful colors, personal collections and embellishments you’ve added to make your home warm and pleasing to you, may be the very things that distract a buyer. Staging presents your house’s architectural features, square footage and visual charm at it’s best advantage. Buyers need to be able to imagine themselves and their furniture in your house.
    Q: Don’t vacant houses sell better than furnished houses?  Why would I want my vacant property staged?
    A: Not every buyer has the ability to see space, traffic flow and practical use of living areas when they look at a blank canvas. By providing vignettes of small furniture and accessories, you trigger the imagination and leave little room for misinterpretation or guess work. Simple, warm arrangements make a stark room look inviting. And you want your buyer to be drawn in to a comfortable, livable image.

    Is Home Staging less important in a hot market?

    The short answer is no.  While hot market conditions would appear to negate the usefulness of home staging, the actual facts indicate otherwise.  Staged homes will sell for more no matter what the climate of the market and they will sell more quickly.  Buyers are influenced by what they see and they react at an emotional  level.
